Terms and conditions

At Aunt Marias we strive to make your stay comfortable and we will do our best to help you enjoy your vacation in Cyprus. Our facilities are new,  very well equipped, truly special and very private.  Our location is excellent and our staff very friendly. We aim to get you to experience the hospitality, character and charm of our beautiful village and win you as a repeat customer.

BOOKING:

Due to the small size of our complex we find it necessary to require that reservations be secured with a deposit.

A booking is confirmed by email when the guest's credit card is pre-authorizedfor the amount of the stay or a reservation deposit is received.
The required deposit is the greater of one days stay or 30% of the price of theentire stay.

Any remaining amount due for the stay is payable upon arrival.

For a stay of one night in a one bedroom apartment there is a surcharge of 10 Euros.

Our prices are all inclusive, there are no hidden extras.

Check-in time is after 14:00 on the day of arrival, and check-out time is before 12:00 on the day of departure.

CONDITIONS:

We ask our guests to refrain from smoking inside the house.

We aim to maintain a clean, comfortable, allergen-free environment. Pets will be allowed only under special circumstances and under certain conditions.

We ask that you provide us with the details of your flight and the estimated time of arrival ASAP, so that we can personally meet you, show you around your apartment and satisfy any last minute requests.

We would like you to feel right at home at Aunt Maria's. You will find complimentary coffee and tea and some bottled water for the first night. For our overseas customers we will gladly satisfy a shopping list request for any essential items you may wish to find in the apartment on arrival at the actual cost.

We respect the environment and ask our guests to do the same. We will ask you to conserve water and electricity as much as you can, collect all linen and towels that you used on a separate pile prior to your departure, take out the trash and let us know if any household items you used were damaged or require repair or replacement.

During your stay you will have free use of the facilities. We would like you to feel free to collect fruit and vegetables from the garden and use the laundry facilities and supplies in the house.

Your feedback is important to us, please don't hesitate to ask and let us know how we can best serve you. We will want you to enjoy your stay, come back and recommend Aunt Maria's to your best friends.

CANCELLATION POLICY:

In the unlikely event of no show the reservation deposit is not refundable and the entire booking amount becomes due.

If a guest fails to arrive on the scheduled day of arrival without contacting Ikossi Estates Ltd by midnight Cyprus time then the reservation is considered canceled without refund.

We will do our best to accommodate changes in your schedule due to unforeseen circumstances, subject to availability of course. Additional charges may apply.

Given sufficient prior warning and at our discretion we will reschedule or cancel your reservation and refund your deposit minus a small administrative fee.

2-5 weeks                      Deposit applies towards rescheduling.

0-2 weeks                      No refund of deposit.                                    

No Show                       The entire amount for the reservation becomes due.

We will consider the very special circumstances that caused any late cancellation and at our discretion and if possible we will reschedule.

LIABILITY:

We cannot accept liability or pay any compensation where the performance or prompt performance of our contractual obligations is prevented or affected by or guests otherwise suffer any damage or loss as a result of "force majeure". In these conditions, "force majeure" means any event which we could not, even with all due care, foresee or avoid.

Such events may include war or threat of war, riot, civil strife, industrial dispute, natural disaster, adverse weather conditions, fire and all similar events outside our control.

Under no circumstances will any liability of ours to a customer for a reservation exceed the amount paid to us by that customer for that reservation.
